Selling your home as a For Sale By Owner (FSBO) can save you thousands in real estate commissions, but it’s not as simple as putting up a "For Sale" sign. With a little preparation and strategy, you can sell your home successfully and keep more of your hard-earned money. Here are three essential steps to get started:
Step 1. Price Your FSBO Home Correctly
Setting the right price is one of the most important parts of a successful FSBO sale. Overpricing can scare off buyers while underpricing may leave money on the table. Here are some ways to get it right.
Research Your Market. But really, since we’re talking about your own neighborhood, you have already looked at every house that has sold there, so you already have a pretty good idea. It’s only natural. Also, you can use online tools like Zillow, Redfin, or Realtor.com to see what comparable homes in your area are selling for.

Factor in Your House’s Unique Features. Does your home have a new roof, energy-efficient windows, or a finished basement? Highlight these in your pricing.
Step 2. Market Your FSBO Home Like a Pro
Once your home is priced, it’s time to let buyers know it’s for sale. Effective marketing is key to generating interest, which is key to getting someone in to look.

Write a Great Listing. Describe your home’s best features and include keywords like "FSBO," "move-in ready," and "motivated seller." Check your word limit. If you exceed that, part of your writing will just be lost.

Step 3. Prepare for Showings and Negotiations
Once buyers start calling, you’ll need to be ready to show your home and handle offers.
Stage Your Home. Clean, declutter, and add small touches like fresh flowers or cozy throw pillows.
Be Available as much as possible’ Make it easy for buyers to schedule showings by offering flexible times. Be sure your answering service does not say it’s full.
