There are two questions I am asked every year.
How much is my home worth this year?
The value of your home depends on several factors such as its location, size, age, physical condition, and the recent comparable sales in your area. You can get a rough estimate of your home’s value by using various online valuation tools, but for a more accurate assessment, it’s best to consult a local real estate agent or appraiser.
Also, remember an appraisal is simply a “photograph” of the property at an earlier time.
In may ways, you will be taking an educated guess, although there are some who would argue with that statement. And, I have always told my customers to price boldly, and reward modestly.
That’s what I do. I try to maximize your return on the sale of your house.
Always remember most people will get a mortgage to buy your house, so you can’t ever get too far into fantasy-land with your sale.
How long will it take to sell my home?
The time it takes to sell a home can vary depending on several factors, including the condition of your property, the local real estate market, the asking price, and your marketing efforts. Generally, homes that are priced competitively and in good condition sell faster than those that are overpriced or in poor condition. Duh.
Over the last two or three years, sale prices have varied wildly.
In Tennessee, for instance, sales have been very different from Memphis, in the west, to Knoxville, in the east. And we have ninety-five different counties to keep track of.
Do it yourself, or not?
If you are going to put your home-sale in the hands of a full-service agent, they should be well versed in your area evaluation, although they will generally tend to want you, the seller, to reduce your price so it would sell faster.
If you are selling FSBO, price as well as you can, and be prepared to adjust as needed.
And some home-sellers just enjoy making a hobby of selling their house. Meet new people. Have open houses. You know, a social deal.
